US Mortgage Wholesale, Inc.’s Satisfaction Guaranteed (the “Guarantee”) offers you assurances that you will be satisfied with your loan origination experience through US Mortgage Wholesale, Inc (“USMW”), or receive a $100 refund in the form of a check after closing subject to the following eligibility requirements.

Eligibility: To be eligible for the Guarantee you must:

* (1) Complete a mortgage application with USMW between January 1, 2023 and April 30, 2023 for a residential first-lien mortgage that will secure an interest in a primary residence or secondary home;

* (2) Provide a signed Intent to Proceed and accompanying initial loan disclosures;

* (3) Pay the required application fee and the cost of any required appraisals;

* (4) For purchases, within three (3) business days of submitting your mortgage application, provide a fully executed purchase contract that includes all pages, addendums, and required signatures. The purchase contract must identify a closing date that is at least 30 calendar days from the date USMW receives your mortgage application, signed Intent to proceed and accompanying initial loan disclosures, as well as payment of the application and appraisal fees;

* (5) Close and fund your loan with USMW;

* (6) Provide written notice of dissatisfaction within 30 days of the closing date.

Ineligibility: The Guarantee is a limited guarantee program and does not apply to any funded loans that contain fraudulent or misleading information or representations.

If you are not satisfied with your mortgage loan origination experience and remained eligible for the Guarantee, USMW will mail a $100 refund check to you within 90 days of USMW’s receipt of your refund request. To request your refund, written notice must be provided to USMW at info@usmortgagewholesale.com within 30 calendar days from the closing date of your loan. Guarantee recipients will be responsible for all taxes and fees associated with receipt of your refund, which may be considered miscellaneous income received from USMW. USMW may send to you, and file with the IRS, a Form 1099-MISC for the year in which you receive this Guarantee payment. Please consult with your tax advisor with respect to any payments received from this Guarantee. USMW reserves the right to modify or discontinue any of its products, promotions, guarantees, and benefits at any time without notice.

Your loan approval is not guaranteed. USMW cannot guarantee that an applicant will be approved or that a closing can occur within a specific timeframe.
